Staging Services

Vacant houses are houses that will not have anyone living in them while on the market.  They may be completely empty or have some furnishings left by the home owner to be used for staging.  All houses need furniture and accessories in order to evoke a particular lifestyle that buyers believe they are buying.  Each house is also unique with it's own assets and needs. These are guidelines to use when budgeting for vacant houses.

Sometimes an owner needs to remain living in a house while on the market.  Our staging consultations are perfect for the home seller who wants to prepare their house for the market and get tips for how to live in it while it is for sale.


For houses that already have furniture but need a little extra pizazz.  We supply accessories, artwork, and individual pieces of furniture.  

Rates Vary


Perfect for condos, apartments, and houses with less than 1,000 square feet and require small to standard scale furnishings.

$1,800 - $3,500


* $300 - $700 per additional month


For single family homes between 1,000 and 3,000 square feet, and require standard scale furnishings.


$3,200 - $7,000


* $500 - $2,000 per additional month


Homes greater than 3,000 square feet or at high list prices require a higher level luxury, furniture scale and time.     



* $1,500+ per additional month

All vacant staging packages includes custom design, delivery, set-up, 30 days furnishing rental, regular freshening, and de-staging.


Each house is unique and has unique needs.  The prices listed above are estimates to assist you in budgeting.  However, each house with be previewed and a custom quote provided.

Occupied Houses

All occupied houses begin with a "Walk & Talk" consultation.  In this intensive and fun 2-hour session we will walk through each space in your house discussing ways to make it more appealing to buyers.  We will make recommendations such as furniture arrangements, color schemes, accessory placement, and home repairs that will make your house stand out amongst the competition.  


Written Report

If taking notes is not your thing, or if the Walk & Talk just seems a bit overwhelming, we can provide a written report for you.  This 10-25 page report includes pictures, floorplans, to-do lists and priority lists.
